Rent Collection & Owner Payments

Tenants pay rent through their online portal (with options for automatic recurring payments), so payments are fast and trackable. We enforce late fees automatically when needed. Owners receive their rental proceeds via direct deposit, typically between the 10th–15th of each month, so your income is delivered promptly. You can monitor rent status anytime through your owner portal, and our accounting software keeps a detailed ledger of all transactions.
Maintenance Coordination

Tenants submit maintenance requests through their online portal (often with photos/videos of the issue). Our team reviews each request, troubleshoots where possible, and dispatches our network of vetted professional vendors to make repairs. We coordinate everything and keep you informed of any significant issues. Owners are notified of all maintenance requests and can approve large repairs through the portal. We strive to protect your property’s condition while keeping repair costs fair (no markup on vendor invoices, ever).

We typically inspect each property semi-annually (twice a year), checking for lease compliance, needed maintenance, and overall condition.
