Approval Criteria

All occupants over the age of 18 must complete an application and pay application fee, and must submit last two paystubs (or offer letter), copies of your driver’s licenses or other photo ID with your application. These may be emailed to rentingcharlotteinfo@gmail.com.

Application Fee: Our application fee is $75 per applicant. Your application fee must be received before your application can be processed and can be paid online. Application Fees are NON-Refundable.

Security Deposit

Once your application is approved the lease documents will be sent to you for signatures. Once the lease, signed by all tenants and property owner, and paid security deposit will hold the property until your move in date. The security deposit MUST be paid in certified funds (cashiers check or money order).

Rental Criteria

Rental History: No more than 2 late payments during the last 12 months.

Income: Household income must be at least 3x the month rent amount (before taxes). Other Revolving Debt PLUS rent amount can not be more than 50% of total house hold income.

Credit Report

No unpaid repossessions or collections that exceed a combined total of $1,000 (with the exception of student loans or medical bills)
No more than 4 late payments within the last year on credit cards or other loans. (With the exception of student loans and medical charges/collections.)
No debt can be owed to any landlord, management company, apartment community, etc.

Bankruptcy: No late payments or collections for two years from the bankruptcy file date.

Evictions: No evictions in the last 7 years.

Criminal Records

No convictions of any felony within the last 10 years.
No more than 1 arrest within the last 7 years.
No arrests or convictions for sexual related charges or domestic abuse.

Pets: All properties are individually owned, and each owner reserves the right to disallow certain pets, however, due to the nature of the breeds, the following breeds are not allowed in any of our homes – Rottweilers, Pit bulls, Chows, German Shepherds, Doberman Pinchers, Presna Canarios, or any mix of these breeds.

For allowable pets, a non-refundable pet fee of $350.00 per pet is required. Please ask concerning pet requirements on each property, AS PET FEE AND DEPOSIT CAN VARY BY OWNER/LANDLORD.
